How the math works

Hours per visit. For each area, square feet ÷ production rate, times the soil factor. Add up the areas.

Monthly hours. Hours per visit × visits per week × 4.33 (52 weeks ÷ 12 months).

Monthly cost. Monthly hours × loaded labor cost, plus supplies and overhead as a percent of labor.

Monthly price. Monthly cost ÷ (1 − margin). A 20% margin divides cost by 0.8.

Questions about the calculator
Are the example production rates industry standards?
No. They are round numbers to show how the math works. Real rates depend on the building, the equipment, the crew, and the scope. Time a few of your own crews on each area type and use those numbers.
What goes into the labor cost per hour?
Use your loaded cost: the hourly wage plus payroll taxes, workers' compensation, benefits, and paid time off. If you pay a subcontractor, use what you pay them per hour of work.
Why multiply visits per week by 4.33?
A year has 52 weeks and 12 months, so a month averages 52 ÷ 12, about 4.33 weeks. Billing on that average keeps each monthly invoice the same even though months have different numbers of days.
What's the difference between margin and markup?
Margin is profit as a share of the price. Markup is profit as a share of the cost. A 20% margin means dividing cost by 0.8, which is a 25% markup. This calculator uses margin.
Does anything I enter get saved or sent anywhere?
